OUR MISSION

Our mission is to operate your rental property as you would.  It is that simple.  You are putting your trust in us to make property management decisions that directly impact you, your property, and your tenants, and we fully understand this responsibility and obligation as such.  Furthermore, in doing so, our goal is to remove these daily stresses and obligations from your current routine so that you have more time for other more enjoyable and productive endeavors in your life.

MARKET RENT ASSESSMENT- Top Gun CRE Property Management analyzes the local rent market to determine the potential monthly income for your property. We then discuss a plan on how to achieve the highest return possible for your property for both new tenants and on lease renewals.

SCREEN TENANTS- All tenants are thoroughly screened with rental applications including: credit report, employment and income verifications, criminal/eviction background check, and references from previous landlord.

COLLECT RENT AND MANAGE SECURITY DEPOSITS- We use the most up-to-date 
online platforms to collect and manage rents. Security/pet deposits are collected at lease signing and we hold them in a trust checking account until move out or forfeiture due to damages or breaches of contract.

COMMUNICATE WITH TENANTS- Our staff establishes great communication with residents to nurture tenant loyalty.

REPAIRS / MAINTENANCE- We handle all one-off and ongoing repairs and maintenance to the extent you’d like us to. Through our vast network of vendors we, will bid the job to multiple providers to ensure the lowest cost.

LEGAL COORDINATION- In the event of any legal situations that may arise, we can assist/facilitate with a network of local San Diego landlord-friendly attorneys with whom we have established working relationships.

COMPLIANCE- All management activities (including handling of owner funds) will be in accordance with the latest standards and laws required by both the CA Dept. of Real Estate and CA Apartment Association (CAA).

CAPITAL IMPROVEMENTS- We provide advisory service on capital improvements to your properties, including any ADU development you would like to explore.

ADVERTISEMENT OF UNITS-  Our marketing strategy is targeted, research-based, and includes a mix of signage (if desired) and all the latest online marketing platforms. We also conduct showings that include an in-person tenant interview, to best assess your next tenant.

PREPARE PROPERTY FOR RENT- To ensure smooth transition between tenants, we do walk through inspections before and after a property is occupied. We document the condition of the property at move-in and move-out, and take care of the necessary repairs, to the extent owner desires.

WALK THROUGH INSPECTIONS- We offer periodic inspections throughout the occupancy of units at the owner’s request. This will ensure the property is stable and in the same condition in which was rented to the tenant on move in.

MAINTENANCE REQUEST- We handle all routine maintenance requests through our online request platform, while emergencies are reported by calling our 24/7 emergency phone number.

NOTICES- We will ensure all standard/legal notices are timely served to tenants in the proper ways on an ongoing basis as needed.

EXPENSE PAYMENTS AND INVOICES- We will take care of all one-time/recurring expenses and vendor invoices to the extent owner desires, with payments made and tracked through owner’s funds held in the trust account, or owner can pay directly.

ACCOUNTING- Through the online management platform we will track all income and expenses and provide owners with a monthly statement, monthly net cash distribution (if desired), and owners will have access to their dashboard to view real-time progress updates on all activities. We will provide all customary tax statements and forms.

we encourage and will facilitate ongoing conversations on your real estate investment strategy, buying/selling, and creative ideas to maximize your return on equity and cash flow.
